THE SITUATION
Under the cool shade of a massive plane tree, the mas is surrounded by terraces, and by 4000m² of wooded grounds.
At the back of the house, besides the vineyards, we can find the swimming pool and the tennis court.
The pool (5x11m) is entirely fenced. Filtration is done by electrolysis process. Thus, the water is slightly salted, and no chlorine is added.
The venerable tennis court is "greenset", it has some cracks and holes, but the play area is OK.
Then, the vineyard spreads up the hill which closes the valley.
On the other side of the house, at some distance, the small road to the village.
Finally, more vineyards and hills run to the foot of the "Crown of Charlemagne", typical cliff of the area, overlooking this small valley called "Les Janots".
EQUIPMENT
The mas est decorated with antique furniture and objects. It is well maintained and regularly refurbished.
It has all modern conveniences:
Recent bedding, high quality linen, telephone, fiber Internet, Wi-Fi, alarm system.
The living room is equipped with TV set, Bluetooth/cable audio system, books and games.
The kitchen is equipped with induction cooking, owen, microwave, dishwasher, washing machine, Nespresso coffe maker, etc.
Mas Coustoun has 5 bedrooms and 3 bathrooms.
On the ground floor:
The entrance hall leads off to the main living room , a separate kitchen, and the stairs to the first floor.
The living room (35m²) has a fireplace, bookcase, and a dining area, suitable for up to 10 guests. It has its own access to the outside and the terrace.
The kitchen also has its own entrance, and a small dining area.
On the 1st floor:
4 bedrooms and 2 bathrooms.
The master bedroom of 20m² has a nice desk, a king size bed and its own private bathroom.
A corridor leads to 3 smaller bedrooms, a bathroom and separate toilet. 2 of these rooms have double beds, 1 has 2 single beds.
On the rear of the house:
From the1st floor, some other stairs go to the rear side of the house, with its own access outside. Here, another living room with its own kitchen corner, a bedroom with double bed and its private bathroom and toilet.
This side of the mas can be a small appartment wich might be independant of the rest of the house if needed.
